48 Glyde Street is a boutique multi-residential development in Mosman Park for Fabric Property: eight apartments and a ground-floor commercial tenancy, with secure garages off a rear laneway.

The brief

Aurum is delivering the electrical and low-voltage services design:

  • LV supply from Western Power and a new site main switchboard
  • Embedded metering and energy management for electricity and water
  • Rooftop solar PV
  • EV charging provisions in every garage
  • Lighting, emergency lighting and lighting control
  • Fibre to the premises and structured cabling
  • Access control, video intercom and CCTV
  • Fire detection and emergency warning

The challenge

Small premium developments have to feel high-end while keeping services simple and cost-effective. At Glyde Street the fire engineering solution also introduced a fire curtain at the ground-floor lift lobby, which changes how occupants should evacuate depending on where a fire starts.

The solution

Fire-engineered lobby systems. Dynamic exit signage directs occupants through the lobby during an alarm, unless the fire is in the lobby itself and the curtain closes to isolate it. Visual and audible warning devices on each side of the curtain and a dedicated release call point complete the design.

EV-ready garages. Every garage has a 32 A charging outlet on a central load management system, ready for residents’ vehicles without overloading the supply.

Lean, modern communications. Fibre to each apartment and an app-based intercom replace traditional TV outlets and wall stations, simplifying the installation without reducing amenity.

Embedded metering. The strata can issue combined electricity and water bills from a single embedded system.

The outcome

  • A premium boutique development with simple, cost-effective services
  • Fire engineering requirements translated into a clear, compliant electrical design
  • EV charging and solar built in from day one
